I am renovating my home to sell. All floors and countertops will be replaced. Can you give me pointers?
I have a potential buyer who would buy it for cash and then use it as a rental. Also do you know of a good contractor in the Sugarland/Missouri City area? Would it be better to get different subs vs. a general contractor?

Tom: My first advice is if it’s possible sell it as is. Don’t do anything, save your money. Whatever you do, somebody’s not going to like it.
If you’re going to do floors and countertops, then do it yourself. Start with the countertop, once the countertop is done, and you’ve done all the little touch up painting, anything else you’re going to do, cleaning, then the floors go in at the very end, so nobody messes up the floors. Keep them covered, and keep them looking new until the people come in to look at the house.
But, quite frankly, I would try to clean up and sell it as is, unless you just can’t. If somebody’s got some cash, and wants to use it as a rental, they don’t want expensive stuff in there, and they’re going to put some inexpensive stuff, and they’d rather get a deal on the property, because it’s an income property. I’d probably take it and run without doing anything.
Charlie: Light neutral colors, and sell that house.
Tom: Yes. Like I did once, I saw the brand new green carpet that I put in a house, the first one that I sold, out in the front yard about a week later after I sold it, because they didn’t like it.
