I purchased 2 acres earlier this year. I will be building a home on it. I have two questions: One is, is it possible to have a 1800 to 2000sqf home built for under $200,000? And, are there any good builders you would recommend?

Tom: Anything’s possible but you won’t be happy with the house. It won’t be a house you’ll want to build. You can get probably a double wide cheaper and have the square footage you need. That would be fun. As far as getting on property, acreage is going to cost more. You have all kinds of things involved in it like septic systems and running electricity to it. Big long driveways, clearing the property. You’ve got all kinds of different things. You have different challenges. If it rains a lot, you have to have a construction road built back to where the house is. Unless it’s right next to the road, but with 2 acres you probably aren’t going to do that. My answer would probably be no and certainly would not include the cost of the land.
Charlie: No, he says he already has the land. He’s wondering to put a house on it,
Tom: I know. For other people. A lot of people say if you own the land and everything you can do it. No. It’s just not going to happen.
Charlie: For 2,000 square feet.
Tom: Not for under 200,000. Not on acreage. Acreage is more expensive.
Charlie: Do you have a cost per square foot in mind?
Tom: 125 to 150 dollars per square foot.
Charlie: For a custom built house.
Tom:Yeah, with nice amenities. People say, “I just want the plain.” Well, you know, it’s still new. It still costs money and plain to some people is not as plain as you would think.
