Hope you are enjoying your new career. I’m closing on my first home on July 2. The house was built in 2005 and is in great condition. Single family 3/2 home built by Ryland Homes. 1,700 sq feet on a 8,000 sq foot lot.
Everyone tells me to make sure to do A,B and C every three months, X,Y and Z every six months and 1,2 and 3 once a year. Most of the items seem fairly simple to do. I know spending a few hours here and there and a few hundred dollars regularly will save me thousands in the long run. My major concern is that I will forget or be completely oblivious to some of the recommended maintenance.
I have a couple questions for you regarding this topic. 1. Do you have a checklist for maintaining a home specific to the Houston area? Do you have a book you can suggest that will explain some of the more challenging items in laymans terms?

Tom: Yes it depends on what kind of filter you have in your air condition, it could be every six months or it could be every 30 days.

Tom: No I don’t and I’ve thought about things like that but no home is the same and everything’s a little different. My checklist for my home would be different for a checklist for somebody else’s home. Like I say, you say air conditioning filters we say that as if it’s a common thing.
Charlie: That’s a good point.
Tom: But some of them get changed once a year some get changed every six months some of them get changed every 30 days some get changed every 90 days. I don’t know what kind of filters in there so you have to learn about your home and deal with it on a daily basis as you need to. If it’s a really good home you’ll have to do very little if it’s not a very good home you can ignore it like Charlie does or …
