Is there a regulatory body overseeing new home builders like Lennar?

Tom: No. Code of the west, as we say on here. It is against the law in unincorporated counties, which most buildings done in by the way, to enforce any building codes, according to our geniuses in Austin. The main reason is, is who’s going to enforce them, they didn’t want to put tax money out to have an enforceable body that would enforce these things.
Charlie: It’s literally against the law.
Tom: Yeah. You cannot do it in unincorporated counties.
Charlie: Wow. OK.
Tom: Now, if you’re an electrician, an air conditioning contractor, and you have a license, or a plumber that has a license, they do have rules they have to follow to keep their license with the state in tact, and that’s always a good thing. As far as in cities, like Houston, West U, areas like that, Galveston, they do have their own building inspection requirements that you have to meet, that are minimal requirements, I will say that. But is there a governing body, like a licensing of general contractors or anything of that nature? Absolutely not here.
Charlie: They tried.
Tom: Well they did, they tried it several times, and each time, one went for a little while, but it was not a good one for the consumer, so they finally shut it down, but now they’ve all been shut down.
