Do I need an ERV to ensure there are enough air changes in and out of the house?

Charlie: Stefano who kicks us off this morning from Hunter’s creek, he wants to know Tom. With the homes being built as tight as they are to building code, you know for air tightness. Will that always necessitate the need for what he calls an ERV to ensure enough air changes in and out of the house?

Podcast: Play in new window

Tom: Not the need for an ERV, but a fresh air return yes, which an ERV is, it’s just a very expensive one, but you can have a simple one like I do in my own home. But is the need there for a fresh air return, absolutely. You need five air exchanges per hour in a home to stay in a healthy environment, after that you get to be in a stale environment which is not good.
