Will flashing above the trim of my town home windows stop the leaking?

Charlie:
Pamela in League City, she says the windows on the third floor of a four story town home leak. She says there’s no flashing above the windows, and in a heavy rain water runs down the windows and they leak. Any way to fix the problem such as with flashing above the trim, or do they just flat out need to be replaced?

If they’re running down the windows and the windows are leaking, because rain’s always going to hit a window, then I would say their windows are bad and we need to replace windows, because they should be able to handle …

Bad windows.

Tom:
Yeah, they should be able to handle real strong wind-driven rain. I mean, that’s what windows are, and they’re very vulnerable in that building envelope, but you get a good window … I had an issue once in my Galveston house where I had two windows that just constantly leaked, and there was only one person that ever fixed it for me. Mr. Jim Fiumie came out with the right window and that was it, no more leaks, and no matter what I did to the windows I had, they were going to leak.
