Recently noticed a leak from the master shower showing up in the sheetrock at the bottom of an adjacent wall.
We have a very large master shower with a bench at one end. Looked back through the plans and photos we took during construction. Looks like the slab/foundation plans called for a recessed shower floor, it is not. We don’t believe there was a membrane installed between the hardibacker and tile. Not sure where the leak is coming from. The floor has been contoured under the tile to funnel the water to the drain. I’m trying to plot a strategy forward as we are likely to incur thousands of dollars in expense to fix it.
My questions are:
- If there’s no membrane, is that considered a basic construction flaw that the builder should repair?
- If the builder incorrectly poured the slab and didn’t allow for the recessed shower floor, is this worth leveraging to support our claim that the builder should repair the leak and damage?
- Would the builder be able to use their liability insurance to cover this if they are at fault?
- Is it normal practice in a higher end semi-custom home to have a recessed floor in the large master shower?
- What course of action would you take in this situation?
- Should I make a claim against our homeowner’s policy (we have a large deductable, may not be worth it)?
