We are going to build a beach house at Surfside as a second home. The house will be two levels of 1,000 sf on each level. Four bedrooms will be upstairs and one bedroom will be downstairs with the remaining space on the first floor for living/dining space and the kitchen. The house will be 100% electric and is designed to sleep 25 people. Since we will not be there all of the time, should we:
1. Install one very large water heater for the entire house? Or, one water heater servicing each level of the house?
2. Install a tankless water system? If tankless, should we install one for each level of the house?

Tom: Yeah, and how many showers are going to run on time? Now we’re getting into bathrooms. 25 people, you need a minimum of four bathrooms. I don’t know if they plan that in the house but if you’ve got four bathrooms, that means four showers. Four showers running, then I’d probably do an on-demand on one floor if it has two bathrooms and on-demand on the other floor for the other. If you only have two bathrooms and you expect 25 people to probably bathe in the ocean, then one on-demand, but definitely on-demand is the way to go.
I just question you really have to sit down and say to yourself, “Practical-wise, how many people are actually going to use that shower at one time?” You have to design for that and it’s gallons per minute.
