I had a 2 story home built in 2004. It has two separate ac units one for upstairs and down.
About 9 months ago, I noticed some mild mold on the sheet rock on one wall that is on the other side of where the hot water heater is. I went into the space with the hot water heater and there were no pipes directly behind that, just insulation. I figured it was just from moisture from the hot water heater and us not having run the a/c for the first 4 or 5 year consistently. I cleaned the mold with bleach and water and checked it on and off and did not see it come back for a while.
A couple weeks ago I noticed that it has come back in the same place on the sheet rock. I checked again and confirmed there are no pipes back there and the back of the sheet rock appears dry.
Should I have this area cut out and replaced with new sheet rock or try to clean it again and paint it with a paint that is made to kill mold that I have seen used on remodeling shows? Maybe put some type of moisture barrier between the insulation and the back of the sheet rock?
